We respect your privacy and handle your personal data in line with UK data protection law — the UK GDPR, the Data Protection Act 2018 and the Privacy and Electronic Communications Regulations (PECR), as amended by the Data (Use and Access) Act 2025. This policy explains what we collect, why, and your rights.

1. Who we are (data controller)

2. What we collect

Depending on how you interact with us, we may collect:

  • Order details — your name, email address and billing information when you buy a product.

  • Payment information — processed securely by our payment provider(s); we receive confirmation of payment but not your full card details.

  • Account details — if you create an account on our website, the information you provide.

  • Marketing sign-ups — your email address and preferences if you join our mailing list or download a free resource.

  • Messages — anything you send us by email, contact form or platform message.

  • Website and usage data — cookies, device and browsing information collected when you visit our site (see Cookies below).

We don't intentionally collect special category data, and you shouldn't send us any.

3. Why we use it, and our lawful basis

  • To fulfil your order and provide your downloads and support — performance of a contract.

  • To keep records required for tax and accounting — legal obligation.

  • To run, secure and improve our shop and respond to enquiries — our legitimate interests.

  • To send marketing emails you've asked for, which you can opt out of at any time — consent (or the soft opt-in for existing customers, where permitted).

  • To set non-essential cookiesconsent.

4. Who we share it with

We use trusted service providers who process data on our behalf, including:

  • our website and shop platform (Squarespace), and, for Etsy orders, Etsy;

  • our payment provider(s) Squarespace and Etsy;

  • our email marketing provider Squarespace;

  • our analytics provider(s) Squarespace.

We only share what's necessary, and we don't sell your personal data to anyone. We may also disclose data where required by law.

5. International transfers

Some of our providers are based outside the UK (for example in the US). Where your data is transferred abroad, we rely on appropriate safeguards — such as UK adequacy determinations or standard contractual clauses meeting the required data protection standard — so your data stays protected.

6. How long we keep it

We keep order and transaction records for as long as needed to provide the product and support, and for at least 6 years to meet UK tax and accounting requirements. We keep marketing contacts until you unsubscribe or ask us to remove you. Other data is kept only as long as we reasonably need it.

7. Your rights

Under UK data protection law you have the right to: access your data; have it corrected; have it erased; restrict or object to how we use it; data portability; and to withdraw consent at any time (which doesn't affect processing before you withdrew it). To exercise any of these, email us at ukpropertyexplained@gmail.com and we'll respond within the statutory time limit (usually one month).

8. Complaints

If you're unhappy with how we've handled your personal data, please tell us first at ukpropertyexplained@gmail.com so we can try to put it right — we'll acknowledge your complaint within 30 days and respond as quickly as we can. You also have the right to complain to the Information Commissioner's Office (ICO) at ico.org.uk or on 0303 123 1113.

9. Cookies

Our website uses cookies and similar technologies to make the site work, remember your preferences, and understand how it's used. Some are essential; others (such as analytics and functionality cookies) we use in line with our cookie settings and, where required, your consent. You can manage cookies through the banner on our site or your browser settings.

10. Marketing

If you've opted in, we may email you about new products, guides and offers. Every marketing email has an unsubscribe link, and you can opt out at any time by clicking it or emailing us.

11. Children

Our products and website are intended for adults and aren't directed at children. We don't knowingly collect data from anyone under 18.

We may update this policy from time to time. The current version is always the one published here, with the "last updated" date shown at the top.
